Buyer's
Inspections
A buyer’s inspection gives you a complete picture of a property’s condition before you commit. We walk through every accessible area of the home, document what we find, and deliver a report that gives you and your agent the information needed to negotiate with confidence. This is one of the most valuable steps in any real estate transaction.
Pre-Listing
Inspections
Selling your home? A pre-listing inspection puts you in control of the narrative before buyers come through. By identifying issues early, you have the opportunity to address them on your own terms, price your home accurately, and avoid surprises that can derail a deal at the last minute.
Infrared / Thermal
Imaging
Our thermography certification allows us to use infrared technology to identify conditions that are not always visible to the naked eye, including moisture intrusion, heat loss, missing insulation, and electrical irregularities. Thermal imaging adds a meaningful layer of detail to any inspection.
Radon
Testing
Radon is colorless, odorless, and the second leading cause of lung cancer in the United States. It can be present in virtually any home regardless of age or construction type. We offer professional radon testing so you know whether your home’s levels fall within safe limits and can take action if they do not.
Frequently Asked Questions
A home inspection is a systematic evaluation of a property’s visible and accessible components, including the structure, roof, electrical, plumbing, heating and cooling, and built-in appliances. Depending on the size of the home, most inspections take between two and four hours. You are welcome to attend, and we encourage it.
Make sure all areas of the home are accessible, including attic hatches, crawlspace entry points, electrical panels, and any closets that may connect to inspectable spaces. Clear any clutter around the perimeter and ensure all built-in appliances and utilities are operational. If you will not be present, make sure your inspector has access and that any pets are secured or removed from the home.
A home inspection is not a pass-or-fail evaluation. It is an objective assessment of the property’s condition at the time of the inspection. Most reports will note items of concern ranging from minor maintenance to more significant repairs. Our job is to give you accurate information, not to grade the home.
We strongly advise against it. Waiving an inspection removes your opportunity to understand exactly what condition the property is in before you take ownership. The relatively small cost of an inspection can protect you from discovering much larger problems after closing.
No. A home inspector’s role is to identify and document conditions, not to perform repairs. This separation is important because it protects you from any conflict of interest and gives you the freedom to choose your own contractors when work is needed.
An inspection and an appraisal serve different purposes. However, if the inspection reveals significant deficiencies, that information may factor into negotiations and ultimately affect what the property sells for. Knowing the full condition of the home gives everyone involved a clearer basis for decision-making.
